Optional air samples (compared against an exterior control) and direct-surface tape-lift samples sent to an accredited lab, with species identification and spore-count report returned in 3–5 business days.

Moisture-source diagnosis

The most valuable part of a mold inspection is the 'why.' We identify the moisture source — leak, condensation, grading, ventilation failure — so remediation doesn't just come back.

Often no — visible growth plus a clear moisture source is enough to act on. Lab testing matters when the species identification affects remediation protocols, when hidden mold is suspected, or when you need documentation for a transaction or insurance claim.

Can mold inspection be done during a home inspection?

Yes. Many buyers add mold inspection when the home has a history of moisture, an unfinished basement, or visible staining during the walk-through.

Do you do remediation?
